At 375 I am making cash flow if I rent it out. When I refinance at say 450, I will still break even with a little cash flow but marginal. My options at that time would be to sell it when the renter moves out.

I need some advice regarding a deal I am looking at.

The property is listed below market and I want to buy it and rent it out. I also want to cash out refi.

Th hhouse is listed for 70k below market. We want to invest 20% and fix it a bit (the house is just 4 years old and just need some tlc. It's listed below coz the sellers are moving out of state and want to get rid of the house. Of course we will do all the inspections and due diligence)

Th goal is to fix it up a bit and cash out refinance it. The market value is about 450 and say we bought it for 370, can we cash out refi after fixing it? Will the appraisal be an issue coz we bought it for 370 3 months back?

Hey Jacob. That is what I am trying to find out if someone can do 20%. I checked with the dscr calculator and it says 1.7 which is good I guess. 

Hello everyone, I am looking to get a loan on my first commercial reast estate deal. The property is rented by DCFS ( department of child and family services) a government tenant and are occupying the building for last 30 years and have no plans of relocating. Are there any lenders who can lend us at 20% down-payment? Our credit and LTV is great but more down-payment would be an issue. Any info is appreciated. Thank you.

Hello everyone,

I am a small investor looking to finance my project.

Context: we found couple of good single family lots in a subdivision and also worked with a builder to design a house for us. This is an investment property so my plan is to build it and sell it. 

Problem:  I talked to a lot of lenders and all of them are suggesting a construction to permanent role but not lending for a investment property. 

So would like to know if there are any lenders to finance this project. Any help is appreciated.
