@Zachary Bowers where is the property located? $285 seems low for Charleston these days - sometimes it helps your appraisal and refi amount to have a broker go over comps and see how much your home is really worth. I would call your realtor to get a comp analysis as part of your refi process- they may also know of some lenders who work with this kind of situation frequently (especially if you have an investor friendly agent)

Hi all! My apologies for not getting back to you sooner. I have actually been busy preparing for a relocation. My family and I are moving down to Charleston SC next week! I will have my real estate license down there and plan on working with investors there as well. 

Zoom fatigue=above normal limits!

Is anyone ready to get this going again in person? Now that the weather is warming up, I would like to see if we could pick this back up at a brewery with a larger outdoor space. Lock 15 in Akron has a great patio that would work- open to any other suggestions!

@Aaron Peterson in this market appliances are a typical expectation for most rentals. What class properties do you operate? Neighborhood? Any changes you would need to make to the lease terms are permissible 30 days before the next 30 day term. So anything you add in now would take effect In May.
