For the record, it IS hard to photograph houses. It takes technical skill, education and training, a keen eye and a ton of gear and software. 

I am a professional RE photographer. Don't use a buddy. Someone who photos families won't have the gear or experience to photo a home. Find someone in your area and pay the money to have it done right. You might spend around $100-$150.  If the unit is vacant, make sure to ask if you can use the images again and again - each time you list it - that way your money will go farther. You will also get nice exterior photos, maybe even of the surrounding neighborhood/street. The caliber of renters you will attract with pro-photos are going to be higher. It makes you look better as a landlord, too. win win.

I go up to Longview several times a week to photograph listings! That's where I got started and have little competition. Let me know the next time you have a rental open up and we can talk about photographing it! I'd love to prove my theory that great photos not only bring great buyers, but better tenants too. :)  We'll be in touch!

Not giving up yet! Left another message with the Sister after calling the assessor and title co. No one can give me info. I wasn't able to infer any new data from the public records. I'm not sure what I'm supposed to do with your PETIO acronym. Are those steps to take? If so, I'm still on step P.

To clarify: By 'bank' I meant the mortgage co. It's not bank-owned and tax payments are up to date. The mortgage co/escrow is paying the taxes... Not sure which person/heir is actually paying; must be some human, right? 

It's just a mystery that no one would want to sell it, especially if they are making payments on it. 

I will look into the probate info and try to find the attorney. 

He also owns the property adjacent - which is his mailing address! We are pretty sure there are squatters in that one - and the cops have been watching. 

Such a shame, on a decent street... :(

Hello,

My friend lives right next to a duplex that has been abandoned for years. The owner died in 2012 but the property is still in his name. I have tried to contact his family and left a couple messages with no luck. The bank won't give me any info since I'm not authorized on the account. 
This would be a dream fixer with some serious opportunity. 
Any tips on how to get more info on his estate? Or should I just wait until it forecloses? No idea when that will be, if ever since it has sat for so long already.  The bank is making the tax payments, and is up to date so far. I don't have much more info than that. 
Suggestions?  Thanks!!

Greetings,

I am super excited about finding this website and all its wonderful resources! 

I am a photographer and graphic designer by trade. I have started and sold one business and I have 3 home buying/selling experiences under my belt; not flips, just my homes. I specialize in RE Photography. I got into the business because it combined my obsession with Real Estate and my creative skills into one pretty fun and rewarding job. Agents call me all the time to say, "you know that house you shot for me lest week? We got 2 full-price offers in 24 hours, thanks to your photos!" I'm not saying this to brag - any good photographer can make this happen. I am saying it to encourage everyone to hire a pro-photog when your listing is ready (if you're not already). It will make ALL the difference in the world.  
Now that I have my foot in the door with many agents and I'm familiar with the market in my area I am eager to put my full passion into flipping homes and gaining some rentals for financial longevity. I don't have much cash flow to start so I'm kind of stuck now - but hopefully through networking and *saving* I can make my dream a reality. 
I live in Ridgefield, WA with my husband, 3 yr old son, dog and two cats. We LOVE it here! 
I look forward to connecting and learning as much as I can.
