 We own a duplex, 3/1.5 and 2/1. They were both on LT rentals. Last year we reno'd the 3/1.5 and listed it as a 30+day rental. It's been a very successful transition. We intend to do the same with the 2/1 at the end of its current lease. 

Something to consider..going after travel nurses is only 1 demographic to consider. Ours has been full with people moving to the area looking to buy. Supply is so tight, they need temp space that will give them time find and close on their purchase. All of our guests so far are in this category. Corporate travel, divorce, etc. are other potential tenants.

If costs in your market allow, I would encourage a duplex purchase vs SF...potentially 2 income streams vs 1 would help offset the extra cost of a duplex.  Good luck

Questions to answer first;

-Based on property locations, what demographic are you targeting for tenants?..corporate travel, insurance claims, medical, divorce, relocation, etc....lot's of options and they affect your ultimate rate.

-Generic rule of thumb is 1.3 to 1.6 X LTR rate, but location and demographics can drive that higher. I transitioned my first LTR to MTR last year. It began at 1.4x but now is running 1.6+x 

-Reno finishes and furnishings can also affect rent #'s

We have an 8 unit building in the Charleston area that stays full. It's a good location, affordable entry point, and perfect for singles, as was already mentioned. 2 of my tenants have been in the building for more than 10 years!

I have had a lot of inquiry on Furnished Finder but all my bookings come from Airbnb. Just be sure you advertise yours as a 30+ day rental on their site. Recently, I've also joined https://www.corporatehousingbyowner.com/.  I don't have enough history with them to give you any guidance but research was encouraging. Good luck

 I have a MTR listed on FF and Airbnb.  I get lots of hits on FF, but all my bookings come from Airbnb

Both of these offer good information re. MTR.  I'm in the process of changing from LTR to MTR on some of my units and have found lots of good advice here.

No one cares about your property more than you. Hire it out, pay for it, and control it yourself. This monthly cost should be included in your lease rate. We're not talking about large sum extra.
