Math is right but owner Max Pepin died 2018 and been trying to sell since year after. Taxes run around 10,000 lot of money to put out on house sitting there that still has surviving residents living in it that will have to contend with. Not to mention little research will show others have claim to property that will have be dealt with. Sure tons other hoops jump thru and renovations take time. Your profit on calculator will wind up being to recoup losses and bail.

Mississippi has 2 yr wait for them pay back with interest then you can use tax sales certificate. Mississippi judges frown on it though and will invalidate sale though in most cases if the owner appears court. Lot of hoop jumping but can be worth it.  So if do it here for the property do your research aim for absentee owners that do not care or owners with incentives to sell out right.

I get competition in real estate is fierce. I just do not see why the hate and looking down on someone especially little guy just trying to make things better for themselves and family. It has benefits for all in lot of instances to use a wholesaler. Realtors and wholesalers should be able to work together to benefit investors and sellers.

@Alayna Bonds Out of curiosity do you invest in Northeast Ms as well? Example like Clay,Pontotoc, Lee, Monroe and surrounding counties.

@Adriana Vergara It means he only insures or defends the claim of no leins or encumbrances from the time they obtained title not before but have the right to sell property. Lot of investors choose that protection for themselves just as precaution. That said it could mean they obtained thru other means than thru owner of property and there is existing debt or claim property they are aware of. I would research property history thoroughly before buying.

@David Rey I would post an ad on one of the freelance sites. Put what can pay, what need, and wait on bids to come in . In my area there are people like myself that will take pictures, do virtual tour with facetime or other platform, talk to people, do research on property and other tasks needed for relatively low price. Compared to travel costs of gas, motel room, and etc it could save you a lot. I'm relatively new to it and just starting out doing it for extra income but have met quite few people so far that do it regularly.
