Great ququestion! Sorry i left that out.... That a BIG RED FLAG! Dont feel bad about about searching for the proper tenate for your property. Set the bar high and weed out the tire kickers with your professionalism. Trust me they wont apply. Do a proper screening but dont discriminate and you'll be fine.

if it was me... i'd analyze as many properties now so you know what a winner is when you actually find one. Then aggressively make offers after getting pre approved. Dont let your lease slow you down you could always try to get a roommate to offset the cost of it... look into air bnb... or sublease it... depending on the area... jus get creative and take calculated risk. I was in a similar situation and subleasing my town house freed up much needed money to finish my investment property. Good luck.

first things first.... FIX the issue immediately. Im a licensed electrician and overloaded circuits can lead to fires... hiring a company wont be that costly or hiring a licensed electrician that works on the side might save you money but make sure you check with the city and see what they require and pay for proper permits for the work being done.

I invest in C & D class neighborhoods also not really giving the fico too much attention. As long as there are no crazy judgments against the individual and they have a steady employment history. Also checking their criminal background is also a vital step. Lastly, I might drop by their current house to see how they maintain it aswell as the condition of their car.... hope this helps

really easy process. look up zillow rental maneger and you can have your property listed in 60 seconds. Also if you make mistakes or need to add additional info later, its simple to edit and repost your add.... good luck!

Morning everyone. I've been looking in Evansville market lately for a 4 unit. I've researched crime reports but I'm from the ST. Louis market so I think I'm not as realistic as I should be when it comes to crime lol. How would you grade the areas your investing in? Also what are the price ranges and home values of these areas?

Sounds like a great property in a great location... if it truest has appreciated that much I'd refinance a portion of that equity and use it for the down payment on your next investment. That way you still have some equity for leverage when you decide to put it in the market. But for me cash is king ... I'd keep it ... Good Luck
