Hi Eric. You and I have much in common! I am just starting out, in south jersey, have two kids, and work full time as well. I'm going to my first REIA meetings next week. Check out the website SJREIA.com. They have a pretty full calendar of things to do!

Post: Looking at properties and getting estimates

Hey guys, quick question. Im planning to start looking at homes to flip soon (first one tomorrow). Since I dont have experience estimating rehab costs, should I have my contractor meet me at the property when the agent shows it too me? This seems like the only logical time to have him there to get an estimate so I can work the numbers and place an offer quickly. I cant imagine that many contractors would be willing to do this that often if I am looking at at large number of properties. But if there isnt one there, how the heck can I learn about estimating?! Is the solution to pay a contractor to walk the houses with me until I get the experience?  Seems costly for a newbie with no money, but I dont see another way. Please tell me I'm missing something.

Wow! Thanks for the warm welcome! Paul, Thank you for the educational materials. I actually bought both the books by JScott last week! Some very good reading. I will be attending my first REIA meetings this month. Hopefully before too long ill have some advice to give out as well. Thank you again!

Hello all! My name is Charles and Im very happy to have found this forum. My main interest in real estate is rehab work, but I'm also eager to learn about landlording and wholesaling.
