Hey @Alex David, congrats on finishing your ADU! Like the other fellas said, there are many online resources to check comparables. Bigger Pockets has it's own rent estimator too :), but things like @Nathan Gesner mentioned will be vital to your list price. Hope this helps!

Hi @Pedro Magallanes, you have a lot of good advice here. Somethings to consider, it sounds like you might own your own home, but to clarify, do you currently own the place you live in? If not, there may be some additional benefits of home ownership in the Los Angeles that could be worth looking into. Zach mentioned house hacking, and if you're not familiar, please ask for a further explanation. It sounds like you have a good amount of capital. Once you get a pre-approval, you'll know more about your buying power and if it makes sense to house hack. 

If you do own your own home, you can still consider the house hack strategy for your next purchase with as little as 3-5% down. Hope this helps and best of luck!

Hi @Alex Ballesteros,

You have the right idea. Not knowing the specifics of your situation the only thing I can add is to consider looking at 2 unit properties vs. adding an ADU. Perhaps you know this already, but with duplexes, your lender considers the additional rent from the 2nd unit to increase your purchase power. Rather than build/convert an ADU, you can mortgage the higher purchase price and save capital for renovations. Hope this helps!

Hi @Janelle Sandoval,

Welcome to biggerpockets! As others have mentioned it's important to understand what your goals are. The two things to consider are short term cash flow vs. long term appreciation. It's usually a one or the other path, but I typically recommend that if someone is currently renting, and they can afford a house hack, it makes a lot of sense financially even if you have some out of pocket expenses(pay down your own mortgage vs your landlords). There are more details to consider but I hope this helps.
