I do have my Broker RE license, though I've never used it. Am I able to go directly to MLS?

 Hey @Ryan Hasan, in order to have access to the MLS you'll also need to join one of the local real estate boards and pay the dues. There are a number of them in the LA area. CLAW, CRMLS, etc.

Hey Anthony,

Congrats on taking the first step towards buying your first multi-unit. There are a ton of questions I have to narrow down your focus or help focus your goals. First is to find your team of advisors including lender, realtor, contractor/handyman, and possibly management (however self management is ideal if you live in the area).

Thanks for the detailed description of your situation. It sounds like your realtor presented a couple options. The only thing I can add is to speak with an investor minded lender who can review your financials and perhaps help strategize and layout a game plan to move the ball forward.

Hi @Brett Schussel, I'll start by saying you really want to be careful with the STR restrictions which are available online, just google it. Otherwise areas like 29 palms, Desert Hot Springs, and Crestline are a few places to start looking.

Hi @Alexis DalPont, as a real estate agent I use the MLS which offers more options to filter search results. The consumer websites like realtor, zillow, redfin have some sort of multi-family filter, but I don't use it when deal finding for my clients. Hope this helps!

Hi @Anna Delos Santos, great question and to add to Joshua's comments, it all depends on your goals. Think about your timeline and ability to invest or purchase power. For the price of a condo near the beach, you can find a multi-unit property inland that has more ability to cash flow or at least bring in more rental income. The area may not be as nice, but rentals are in demand in most areas of Los Angeles.

Hi @Dennis Guinto, @Jimmy Woodard hit the nail on the head. AirBnB has restrictions in Pasadena and I'd recommend reading up on it yourself as well, but this is a hurdle worth exploring. I know your family like to stay in the house at times throughout the year, but since you both have homes to live in outside of Pasadena, would you consider renting this home long term? Depending on the exact location 2br homes in Pasadena are a hot commodity in the rental market. I imagine the cash flow after a remodel from the consistent rental income would be a great way to build wealth.

HI @Victor Chan, thanks for sharing. If the goal is to build a portfolio, in my humble opinion I'd consider holding it, refinancing to pull out equity and invest in other properties. I am not a lender, but can put you in touch with my NorCal lending team. They can run you through the options and benefits of both renting/selling. As you might imagine, since it's David Greene's lending team they have a ton of experience.
