Yes, turnover is always fear especially being a remote investor.  Hopefully the connections and "Core 4 team" that I hope to build can be my boots on the ground.

@Mark Navarrete Hey Mark!  Glad to meet you my fellow Jersey friend.  I tried to consider my immediate area for a house hack, but doesn't seem small multifamily exists in my township or nearby towns without uprooting my family elsewhere in NJ further away.

I've seriously considered several markets, but I think I've settled in on Cleveland and Memphis, primarily for cash flow and the high rents compared to purchase price.

Are you invested in NJ, and if so, where if you don't mind me asking?
