@Brenden Mitchum sorry, I referring too residential MF specifically 2-4 Units. I’ve personally just seen an increase in Duplex inventory in the Metro Atlanta area. To your point, I think that many investors believe we’re in for drop in home prices within the next 12-18 months due to

foreclosures, unemployment, etc. So now is the best time to sell in their eyes I assume. I’m just not so sure we’ll see a similar situation to what we saw in 2008 that many are waiting for...

I’m curious, has anyone else noticed an increased in inventory of Multifamily properties? What’s causing this, wondering if these are current owners seller due to COVID-19 impact on delayed or no rents from tenants.

Curious, is it common for a property management company to charge a fee that’s 100% of first month’s rent upon place a new guaranteed tenant? If so, is this negotiable? Thanks

When will there be more foreclosures?

Came across a YouTube channel of a couple who does foreclose property management and it made me think. When do you guys expect to see an increase in foreclosed properties? Looking at possibly purchasing a foreclosed home if the price is right. How do we find these as well?

Hell, I'm in the market for a REI advisor that specializes in the Atlanta Metro area. I'm haven't had the best experience with Realtors and hoping for some who can align more strategically with my investment goals. Curious, do you have any leads or positive experiences? Thanks in advance.
