@Rhonda E. Welcome!  I live in York and currently work with an out of state investor who owns a few multi-families in York.  I will help you anyway possible as your bird-dog, I am in the city often as I run maintenance for my investor as well as bird dog for him also.  Let me know what type of property, how many units, price range etc. and I will do whatever I can for you.

Good Morning BP, I am currently helping my out of state investor manage his properties.  I handle the maintenance and most decisions regarding his properties, we do have a property management company handling the rents and admin stuff.  

Anyways, here is our situation, in March our former property management company placed a tenant and his wife in a unit.  In June we let informed the property management company that we were switching companies (due to some issues with billing and such) at the end of the month.  July comes and the new company took over only to find out that the tenant had not paid Junes rent, can you see why company 1 was fired?   

When the new company inquired the tenant informed us that his wife had moved out and that he had been laid off (think the two were connected in a way) and that he would pay a little each week to get caught up.  

I told the property manager to offer 350 for cash for keys if he was out by Friday, as a manager he had never heard of something like this and after a little resistance and me explaining the number difference he agreed.  If the tenant does not agree to this then we will file an eviction.  I will keep the community informed as to how this plays out.  This is a first for me and for the landlord so we will be learning a lot in the next few weeks I guess.

If you are new to this game, I would do one of two things first.  Try to find someone who already owns rental units and ask them their thoughts or possibly to partner with them.  To me that looks like quite the undertaking to get back up and running.  The main question I would ask is why has it been vacant for so long?  

I am interested in this topic as my brother and I were just looking at a storage facility that is for sale but we cant get the numbers to work right now either.  it is about 60 percent full in an area that we feel should be more full than that (literally next to a large apartment/condo complex.  

Maybe we can figure these deals out at the same time.

Thank you to you both for the encouragement.

  Stephanie, I do try to always put my wife first, a few months ago I had a surgery and when I was in the recovery room, Jess and C4 (my son) came in to see me and it was the first time that I ever gave him a kiss before her.  I don't know if it was the drugs or reality but I felt so bad that I did that I apologized.  Funny thing she didn't even notice until I said something.  Now when I come home whoever greets me at the door gets the first hug and kiss and sometimes that turns out to be the dog! 

Andrew, I don't believe I have heard your podcast yet.  I started at then end and started working back but then decided that I needed to start at the beginning and work my way back through.  I was at Episode 180 when I started over at the beginning and now am up to the 30's now.  So I will probably get to yours next week.  I was listening while I mowing yards for 8 hours a day but was laid off this and next week due to it being dry.  But I have some other work lined up so I will listen when I can.

She is she is!  We went on a trip a few weeks ago and I had her listen to episode 276 with Bryce Stewart and when it was over she looked at me and said You have got to do this!!!   We are actually looking at a property now that has a single family house and 3 apartments on it.  It is a family friend and they are looking to sell, it needs a major rehab on the entire property but my wife likes the location(about a block from our pastor’s house) and in the school district she teaches in.

Hello BP members!  I am new to this game as an investor.  I have experience owning businesses and helping rehab properties for other flippers and investors but now I am wanting to invest on my own or with partners.  I am a proud father of a 15 month old little man and my wife and I are expecting number 2 in October of this year.  I realize now that what I have been doing in my life financially is all wrong and NOW more than ever I NEED to build a investment portfolio for our future.  I am excited, nervous, determined and frustrated all the time with trying to learn this game.  

My goals for this remaining year of 2018 is to flip my first property and to purchase a property my family and I can house hack.  On the personal side I will weigh 210 by Dec. 31,2018 (currently 260 down from 280 at the end of May 2018) and my wife and I will welcome our second son into this world.  If you have any questions feel free to ask if you have any concerns please express them.  IF YOU HAVE ANY DOUBT LET ME KNOW SO I MAKE SURE TO FOLLOW UP WITH YOU ONCE I PROVE YOU WRONG!
