Post: Recovery houses/ Sober living houses

Hi there!

I am looking for financing or a partner in opening up multiple Recovery/Sober living houses in my area. Currently I am working along side a friend running a sober living house in North Wales, PA. It is a house that is 5 bedrooms, 2 bathrooms and holds 10 young adults that are in recovery trying to learn to live sober. My part in this I currently live in the home making sure to minimize risk of investment. I have ran these style of houses for over 2 years. I ran a 30 tenant community and very seasoned to the day to day processes so I have a process in place to help these young men get back into the world and live as productive members of society. They must get jobs within the first two weeks of living in the home, attend 12 step based meetings, submit to drug/alcohol testing and if failed they are immediately to vacate from the property to a treatment facility. This property was purchased through conventional financing, 203k. 100k purchase price and 50k factored in for rehab. The property was appraised at 205k. There is 55k of equity in the home currently. The mortgage payment is $1300 per month and all expenses included are about $2000 per month variably. We provide all bedding, toiletries, 1 meal 5 days a week and keep normal food around the house. We charge $150 per week, $600 per month per tenant. Bringing in about $6000 per month. After expenses we clear approximately $2700 in profit each month. I am looking to continue this process on in the community I live in as well as branch out across Montgomery, Chester and Philadelphia counties. I want to branch out individually on my own and start these houses due to the lack of houses in Montgomery county for recovery. We are one of the first ones to get approved to open one in Montgomery county so the competition is very minimal if at all in Montgomery county. My partner and I are in the hunt for a duplex or triplex in the Philadelphia and Montgomery County areas. If you are a reo agent, wholesaler or an investor that is trying to sell a multi-family property in these areas I'd be more than happy to take a look and see if they'd work for us. I am working with a private investor ( All cash buyer) and we are starting an LLC together to fix and flip homes as well as buy and holds in Montgomery County, PA depending how the numbers work. If there are any wholesalers, reo agents or other investors in the area of Montgomery, Philadelphia, Chester or Bucks counties in PA that have deep discounted properties that are as is and they are looking to sell.

Don't have much preference as in the area, type of home, condition of home etc. As long as the number work out I am always willing to look into the property and maybe something could work if it fits our needs.

Does anyone know any investor friendly private money lenders in the Montgomery county or the Philadelphia area. I am looking to start on my first real estate property. Due to my age of 21 and not having enough assets and only a 700 credit score it's been an extreme headache to get financing for purchasing a property as well as rehab costs. I work for a property preservation company and have a construction background so most of the rehab will be done by me and I have great relationships with subs. but financial is the issue. How did you finance your first deal? What investors have you used in the area or others that work with newer investors. I want to do flips as well as rentals if the numbers work and they cash flow well. any advice ?

I work for a property preservation company for bank owned and foreclosures that are generally in pretty rough shape. On average for a full gut and remodel for that size house could be from 60-80k but it all depends like you said on who does it. I'd say get a general contractor to walk through and give you an estimate and have them itemize the proposal for you. It's a case to case basis Id personally have to see the home to give better numbers. There are also calculators and estimators through out BP and on the internet. Hope it helps, good luck (:

I was just looking for some tips or different Financing strategies that other members here have used. I am on the market for my first property to get my feet wet in the real estate investing world. I am working with an agent who is also my partner ( to save the commissions). Starting on my first property and being 21 it has been difficult to get an fha, 203k, conventional financing from a typical bank, a 700 credit score, but not much reserves or savings to get approved for the loan has been a headache. Due to my lack of experience in the real estate industry it's been a struggle to get private money lenders or hard money lenders to get my first deal off the ground. I am actually attending my first DIG meeting tonight in my area and hoping that networking will point me in the right direction. But I was wondering if anyone from the site could give their experience on their first deal. I work for a regional property preservation company so I have been learning the side of HUD, REO's and foreclosures. I walk through properties daily to bid out the repair or rehab work. I work closely with sub-contractors for all work. I have an agent to find the deals. It's not about funding the property and rehab costs.

How did you finance your first deal? Private money, hard money, Conventional loan? How did you become appealing to a lender with this being your first property and no background to prove reliability? Did you partner with someone more experienced?

Or anyone from Montgomery county, PA area that is experienced in house flipping or buy and hold properties that I'd be able to talk to. ( I don't want to wholesale properties, not my cup of tea.)
