Quote from @Nicole Bonicamp:

I'm originally from San Antonio and recently moved back. I've had a SFH LTR for over 15 years, but I am new to actively looking for investment real estate. I am most interested in the BRRRR method and am looking to connect with investor friendly realtors and contractors. Look forward to hearing from everyone!

We are a construction company who also does joint ventures with investors. Our system is that we buy, rehab, and pay any fees for 70% of the ARV. We are able to make these numbers work because we have our own teams for the construction without having to pay sub-contractor prices for everything.

It's terrible.  We have shoot outs at noon near the Alamo.  Tourists are sometimes tarred and feathered.  And, we insist on cash payments for everything.  Don't drive a new car to town; we have some of the best body and mechanics in Texas - in chop shops.

Ah, just kidding.  We love our city.  We build houses; rehab houses; love our neighbors; and wouldn't think of living anywhere else.  Those 100 degree days tend to slow us down a bit, though.

Come on to town, we'll welcome you.

I'm about to build some properties that will have positive cash flow because of a certain niche that I have developed.  How do I get this word out to the BP Community.  I would like to develop ongoing relationships with BP investors.  I'm an old guy that is a plodder and has been in the Affordable Housing business for years.

How about this solution:  I build affordable houses.  I can build you a new home for $100 per square foot & you buy the lot.  I work through Joseph Cacciapaglia.  Contact him if you want more information.

Our company builds new houses and rehabs existing houses.  Suggestion: invest in a home inspection for less than $500 and get an expert opinion.
