The owners of a house are in a bad position and I believe they are going to lose the house.

According to the neighbor: The husband is in jail for hitting his wife . The wife is in a domestic abuse shelter, found out by calling a number from some database. (I immediately stopped calling and searching when I put it together)

Recently bank looking people went to the house and secured the house and a crew mowed the lawn…

The house has been vacant for at least a few months.

The house hasn’t had any posts of new liens (online, I will go to city hall soon). $25,000 in equity from what I figure.

I would love to help the victim by either selling the house, wholesaling, lease to own or anything…

Maybe I could have a female reach out but I don’t believe they should call a shelter.

Do I leave this one alone and find something else?

Can I buy the tax liens if they come out?

Hello,

What should I request before sending an offering on a 2 family house with tenants in it?  Here are some requests I already know about:

  • Water invoices
  • Proof current tenants are paying their rent
  • Recent invoices from improvements
  • Lease agreements
  • Proof that own has 1st/last/security in proper accounts
  • It has 2 gas meters and 2 electric meters, so assuming that is covered by tenant

BP Team,

Recently I just passed my RE exam.  

I want to be a Real Estate Investor, not just an Agent.  Primarily I want to find deals for me and think having my license is a good way to start.  I want to avoid paying for memberships to association (or figure out if they are worth it) and get on the investor track.  

I haven't signed with a broker yet and I have a few general questions before I jump in with a Broker.

  • What should I be looking for in a broker?
  • Are Realtor Association worth it?
  • How important is MLS access?
  • Should I do a few deals before I buy my own property?  
  • What costs should I expect to pay?  
  • Don't limit yourself to these questions either
