Hello guys, 

I'm looking at this real estate deal and the seller's realtor told me about a Lis Pendes pending on the HOA. The association give a blind eye to structural flaws in the common area (such as an unsafe footbridge). The other past sellers has contacted the HOA with no success. The condo unit itself is fine and rent ready shape with no violation. Should I take the risk with purchasing the property?

I've been analyzing several housing markets and Jacksonville FL keeps coming up. Is Jacksonville FL an underrated market or is there a lot of demand for homes in the area? How is the job market and job outlook? Are there any zip codes I should stay away from and which areas are goods? I'm also searching for a real estate agent and property manager. Is there anything else that should consider? I appreciate it thanks!

I appreciate the speedy response and I've digested what Logan mentioned. I changed my strategy to paying all cash instead for properties and then refinancing by next year. I think this is the stronger path because the all cash offer will make things so much speedier and I can also take advantage of the cheap rates as well, would you guys recommend this path? Obviously the numbers would have to work post-refi as well.

I'm new to real estate investing and I narrowed down my choices down to Charlotte NC and Gastonia NC. Every time I make an offer on a property, it's bought up in a day and usually in cash. I find that NC properties cash flows decently ($200 to $400), huge tenant demand, and much room for appreciation. I was suggested by my real estate agent to have preapproval letter ready at hand so I can get ahead of the pack. Do you guys have any suggestions to how I can obtain a property in Charlotte? Like through a wholesaler?
