I have a couple notes there now, day to day payments and disbursements have been good, with on time communications of receipts and transfers.  I have had other notes serviced there with satisfactory results.  I know other investors who have reported issues and I recall there were delays in communications when getting my accounts set up there in 2017 or 2018 but it has been easy to add notes to my accounts since then.

There are many good resources, so I'll start with a few that I know are good or have good reputations and have been around a while, knowing I'll leave someone obvious off this list, but not purposely.  The list is not exhaustive.

NoteInvestor.com with Tracy and Fred Rewey - my personal experience has been very good with them, reasonable cost and great value

Dave Putz with JKP holdings puts out a lot of content, very accessible on media, I've seen many of their videos and podcasts.

Dan Deppen also has provided a training course in the past and maybe currently, you can find him on YouTube.

Eddie Speed's Note School is highly regarded, I have not attended but know several people that have and are satisfied.  It a serious $$ commitment, but a highly professional organization.

Chris Seveney used to provide training, but not sure if that's something he still does.  I think you can still find him on YouTube or his podcast, Good Deeds Note Investing.

There is one (nameless but here in Texas) as well as several more that promote note investing training widely in social media, but have not-so-good reputations,  so do your due diligence, even as simple as Googling the name or searching here on BP before making a commitment.

The original question was about investment in note funds for 6-12 months. I am invested with a couple of the note fund companies you mentioned and the shortest tie up is one year to my best recollection. I believe PPR has a one year option in one of its funds, with corresponding lower returns and a K1, triggering potential multistate state income tax filing. They have faithfully paid the distribution monthly since 2016 or so when I initially invested with them.   The latest fund at 7e distributes qualified dividends monthly and I think there’s a minimum 1 year commitment.  I’ve been in several funds at 7e and I have been fully satisfied, and receiving dividends in lieu of ordinary income makes sense to me.  I am not familiar with any hard money/fix and flip note funds so can’t provide any feedback. Holding individual notes in those categories could make sense if they are short term, to meet your investing horizon; the only individual notes I have and those I see available are much longer term.  The lowest risk investment would be government debt offerings as someone previously mentioned.

I have not bought any notes through the Notes Direct service but I do know people that have successfully bought there. I would/will buy through Notes Direct when a note listed there and my investable cash are a good match. As @Chris Seveney mentions, you always need to perform due diligence on ay note you are considering purchasing, no matter who is offering it for sale.  Although not via Notes Direct, I have bought performing notes from some of Eddie’s students. My experiences with his students and associates have been positive.

There is a Notes Direct platform where Eddie Speed’s team sells notes and investors can sign up and bid/buy there.  Members of the training/mentorship have priority access.  I am not fully familiar with the different levels of membership in Eddie’s training, I do know there are several, and Diamond may be one of them.  Andy Mirza’s reference to Platinum brought to mind that there is a Platinum level; they receive a level of recognition at Eddie’s Note Expo events.

There are are number of contributors here on BP that manage note funds, although I don't know of any that pay 10% and make monthly distributions like PPR does.  In addition to Cody Cox mentioned earlier, others are Chris Seveney who has a couple funds, Josh Andrews and Bob Malecki who have the Notable Fund, Dan Deppen and Andy Mirza also have note funds and all of them contribute regularly on this forum.  You'll want to do your own due diligence as the economic environment is changing, but my experiences have been good with several of these highly experienced and  capable fund operators.

I am in some funds with them and my experience is the same as Dean's.  Late last week I received a principal return from a liquidated fund.  Interest has always been paid monthly with no change in rates or reductions to principal.  They have good options for compounding and reinvesting.

Full agree with @Chris Seveney regarding the existence of other options and performing due diligence before making any investment.

I had become interested in notes in 2015 and was following the topic here on BP. @Bob Malecki was, and still is, a frequent contibutor here as well as a speaker at note industry events, so I got in touch with him. He was willing to generously and freely share his knowledge about note investing with a newbie, as have so many others subsequently (thank you all). I funded a JV through my SDIRA with him on a note in 2016. That note is performing at a good return and the JV is still in place. I have been in other JVs since then, all satisfactory, but Bob's systems and organization are by far the most structured and transparent with full on line access to all files and records. As a reminder, I would encourage anyone to conduct adequate due diligence including background checks before entering a JV or sending money to a note investor/JV partner. My experiences have all been good, and I believe the vast majority of people investing in notes operate with the highest integrity, but there are cases where the operating JV partner has apparently not fulfilled their obligations or promises to the money partner, so stay aware.

@Tom Scott, I started with owning rentals directly then later moved to investing in notes through my SD IRA. It made sense to me to have notes in the IRA and not "waste" the tax benefits of real estate ownership in an IRA. Like so many other things, personal situations influence our decisions. If I had had the foresight to roll to a Roth when I was younger, my decisions about Real Estate in the IRA would have been different, since Roths have more advantages IMO.
