I want to get to the point of submitting offers regularly but how would I go about submitting off market deals? Would I call the property owner and submit an offer without walking through the property or just try and schedule appointments as often as possible then submit the offers? With on market deals do I contact the realtor and submit an offer that way?

What are some factors that you look for when it comes to dealing with hard money lenders? What are some key questions you ask them, and are there any recommendation on which lenders to work with?

@Ronnie Galindo yeah you got out there and made the attempt and saw results, so that's the most important thing. Do you currently have any deals under contract?

@Jake Soper I will do a deal machine marketing campaign and other marketing methods and see what I have the better success with. Do you schedule all of your own appointments after a lead has responded to your marketing or do you have a VA schedule appointments?

Which mail marketing platforms are the most effective? Or if I am going to do a direct mail marketing campaign would it be more cost effective to print out and send the letters myself?

@Matthew Paul is it a good idea for you to buy the material or do you let the contractor buy the material with the deposit money you gave them?

When should you pay a contractor? Should you pay them in increments, with a deposit in the beginning, again midway through the project and lastly once the project is complete? Or is there a better way to protect both parties?
