@Daniel Foster, That's not a horrible price, quite a bit under what your typical retail client would pay. I'm not sure who your property management company is, but I'd be happy to check our prices when I get into the office tomorrow. I might be able to beat it by a little bit. Did they say whether it needed a new copper line set or not? What about a Condensor Cage?

Hey @Nakisha Henderson, in my opinion the best thing you can do to get started is to buy your own house and rent out bedrooms. That should eliminate your housing expense, utilities, and may even let you pocket some money too each month. That will start to give you the basics of property management skills as you learn to manage your roommates.

@Curtis Bidwell, Great Idea.. Would you mind posting the wording to your mold addendum? Here in the south the humidity is extremely high.. I've had an issue with one tenant complaining of mold on the walls in 1 room, but then upon moving out figured out they were using that that room as the smoke room and in the summer would leave the windows open when they smoked to try and air out the room. So the high humidity and really cold air from the hvac started causing the mold.  @Ryan Haase, a simple mixture of bleach and water, followed up by a primer fixed the issue.. Hasn't come up again after several years. (Zinsser makes a primer specifically for mold)  http://www.homedepot.com/p/Zinsser-1-gal-Mold-Killing-Primer-276049/204994675
