Thank you All! Great information. All investors/atty we spoke with said same thing.....Short Sale.

My next question is...how would we start the short sale process and if so, how do we wholesale it?

Thank you for replying. I am Anthony's partner on the deal. To add more detail- our client (seller) has a loan modification in place and has missed his last couple of payments. Do you think the loan mod plus missed pymts will entice the bank to negotiate?

Hello

I am looking for an investor friendly agent in Bloomingdale, IL who understands the market well!! About to make an offer on a sfh, 3bd/3ba, 3000 sq ft home. It needs the septic tank removed and sewer hook up which is new for me. Seller has asking around 200k and based on comps I'm thinking ARV is around 350k.

Hey there Lake County BP! 

Man, you guys are kind of hard to find. I just wanted to stop by and say hello. Im new to Real Estate Investing and entering through Wholesaling. I hear several of you are looking for properties. That's what I do...find properties for investors like yourselves. I'm currently building my buyer's list, so I don't have a property to present quite yet. However, I will! I recently sent out a direct mail campaign that produced about a 2% response rate. I put in a couple of offers that were rejected, but I would feel more confident putting in offers for properties when I have buyer's lined up ready to invest. Currently, I have a property I am working on in Zion, IL that is slowly fizzling away. If I had a buyer that was ready to close to give more persuasion to the deal, I feel I would be better positioned to service the customer. In addition, I would like my marketing to be targeted for what my buyer's need. I believe in win-win relationships and operate with integrity. If any of you are interested in connecting...I'm in Waukegan and don't mind traveling.
