Need a realtor in Lake County, IL

My attorney wants me to have a realtor to make up the state MLS contract when I buy or sell. I have visited with two local realtors who can not get passed the "what house do I want to buy, do I have the money to buy it, and where do I want to buy it". I do not know what to tell them. I am not a wholesaler, and after speaking with the last realtor, know there are no deals to be found in the area. I also asked for a market analysis from the MLS area they cover. Once again they did not know what I was tallking about. They said the investors they deal with just find a house and go from there.

Any suggestions? Maybe it is me and what I want.

Mary.

You have to tell these realtors what you are looking to buy. You have to know your criteria for a home. You may not know where this house should be but then tell them that you do not know the area well. Be upfront with them. 

Talk to way more realtors. I spoke with 30+ realtors before finding a good one. They're hard to come by.
