Tenants in place are good just depends what rent they are paying. With all the LA rent control regulations, sometimes it’s best to have the units vacant.

The rule of thumb to calculate taxes is 1.25% for California. I use this for all my deals when I analyze them. For insurance, most of the houses are $100 a month, just quick estimate. Obviously houses in certain areas will have a higher insurance cost (flood areas, fire areas, on a fault line, etc.)

The 30 day minimum is only for LA city, not LA county. San Pedro is within the city of LA city limits. Also, it must be your personal residence and there is a cap of how many nights you rent it out per year.

Most of the South Bay is either 30 days or they do not allow STR.

Long Beach is more STR friendly, I believe you must get a permit though.

They have great a great training platform for new agents but they take a lot of your commission....Royalty fees, desk fees, etc
