David, you nailed it…San Pedro and Long Beach best bang for your buck right now and best potential for highest appreciation compared to other areas you mentioned.

Lomita isn’t near beach really, but it’s nice family starter area if you can’t afford Torrance.

But I would look into San Pedro for sure. Lots of development going on.

That can easily be done in the lease that the tenants pay for their share of the utilities.

You can have the tenant pay you for half the bill this also helps since it's a write off. Sub metering it will cost way more for the savings you will receive. Strange that they didn't create a separate meter for the permitted ADU.

I would say if it’s under $10k get it done…it will

pay off in the long run and your units will be also be more in demand. Living in San Pedro it does get hot during summer days. Also, it does look cleaner like you mentioned. Good luck

Tyson, I would calculate it as if you were renting all the units. If you stay in one of the units, I would then just see it as someone else helping you pay your mortgage while your property will appreciate over time.

If you have one property, then you don't really need one if you want to save money in the beginning…but once you start accumulating properties, perhaps 5 properties max per LLC
