Are you local to Petersburg? If not its better to sell in current market and look for properties in growing cities. 

Renting by the room is the most profitable method in Manassas Area without question. Initially it takes more work for sure, but with proper systems it worth the effort.

Any specific reason for going with HML ?? PML might offer better terms with less paper work.

We rarely see Multifamily Houses (Duplex,Triplex,fourplex) in NoVa. Considering your Location/Requirments and Price Range I don't think you will find anything on MLS. You need to look for offmarket properties which need serious rehab.

@Joaquin Camarasa in old town/ historic manassas district you see in low and mid 600’s . Anything in out side of it you see in upwards of 700’s

@Joaquin Camarasa you can get anywhere from $500 - $900 in NoVa depending on location,size of bedroom and amenities.
