@John Vandivier Check if any lots of similar size got subdivided in the neighborhood recently.  If so, there is a high chance of your lot being subdivided. It's expensive to get utilities. New Sewer Hookup cost about 12K (In PWC), It doesn't include construction Costs. In most of the cases it's cheaper to buy a tear down property with utilities, than developing a raw land. It takes months/years to get these approvals and utilities. Time is money !!

@John Vandivier R-X Allows X units per acre in PWC. But it should also meet other requirements like road frontage(70ft Minimum for R-4 in PWC), property setbacks,etc. Please refer to the zoning regulations to get the clear idea on the requirements.

@Amy H. Thank You for the referrals.I can do the rough estimate of the repairs. But prices vary based on many other factors and local market. So, I need them during due diligence period to cross check the Numbers.
I don't like to waste their energy on a property which I am not going to close.

Does anyone know investor friendly general contractor in Richmond ?

I am looking for someone who is capable of handling minor/Small Scale Renovations on single family properties.

Also, someone that has no problem meeting me at a walk through on a potential property and providing me with a scope of work and estimate on site.

Any help would be greatly appreciated!
