I think I might try to hit that BWI meetup as well, if I can make it. I am currently debating this or the Tampa market as most of my family is in that one. There seems to be a lot of negative folks with regards to the DC market so still trying to explore my options in there before I decide (I live in Northern VA) who to start marketing to.

A bit of confusion about the wholesaling model. From what I have been reading from different sources in the forums, the mailings seem to only become effective around the 4th or 5th mailing to the same group of people and the numbers thrown around seem to be approximately 5k people you are sending a letter or postcard to every 4 to 6 weeks. If what they are saying is correct, then you need to send out approximately 20k mailings at a cost of at least 10k to get one deal? Does this sound right to people? Does it make sense? Please tell me where I am wrong as this seems like a very high expense to get one wholesale deal under contract where you may only make a profit of 5-10k. I have to be missing something in my calculation.

I am new to BP but definitely interested in this. I wont be able to make it the evening of the 20th as I am going to some RE investor training in Vegas for a few days but I definitely want to be around for future meetings so please include me in whatever list you all put together.

Appreciate it guys. I have not noticed a big uptick in apps with the rates going down but this may be specific to my company. I honestly think that it will pick up again when the rates go south of 4%. Most of those who were going to refinance to get a lower rate have already done so by now. Just looking for stragglers in that market by this point.

Hello Everyone. I am currently a residential loan officer in the Northern VA area with about 5 years experience. I previously used to be in the USAF and I am trying to start out either wholesaling or rehabbing properties. To be honest, the NOVA area seems a bit on the expensive side for starting up but I am definitely looking to network, learn and grow and hopefully make a good passive income till I can switch over to full time rehabbing. I would love to hear from those in the area.

Your FICO is missing and these are cash out refis. The first four are probably universal for every deal the lender does but the discount fee may be a combo of your FICO with the LTV. You might be able to get it reduced if you go under 70 LTV or right at 70.
