I found the perfect investment property and I’m not sure if i should use a hard money lender or take out a Mortage. This is my first time using an hardmoney not sure if i should proceed or explore other options. Any suggestions?

OMG why is it so hard to find a coach that wont charger an arm and a leg to help. I am solo ready to get out here and work just need some additional help. I've been reading and on webinars and still don't feel comfortable enough to start on my own.

I have aconventional loanfor 50k is it possible to buy and rehab a property on that budget in Delaware? And where do you find the properties? are there any certain properties I should be looking at such as probate, distressed? Any Answers?

hey @Adam Balsinger welcome. I currently live in Delaware and Philadelphia is only about a 20 min ride I am there quite often. I new to investing and looking to network as well.
