I have minisplits in a rental in Alabama. It has 2 Gree 12000 btu minisplits. It is a 2 bed 1 bath 700 square foot home Block construction 1940's house. It has No insulation. I ran the A/C during July for over 8 hours a day with my HVAC specialist checking amps and working condition, and the power bill came out to be 92 dollars. Normal household power was used as well on all appliances Just to give everyone an example of how efficient they can be.

I plan on having a meetup in Anniston in January. Ive got about 5 people that I regularly meet with in Anniston. We all meet for coffee and talk real estate if any of you would still be interested let me know.

Purchase price: $2,000
Cash invested: $30,000

Larger house that needed total repair.

What made you interested in investing in this type of deal?

It was the worst house in the neighborhood. It was a killer deal.

How did you finance this deal?

This deal was a cash deal.

How did you add value to the deal?

Value was added in every way imaginable.

What was the outcome?

The outcome is a successful sturdy rental for years to come.

Lessons learned? Challenges?

I Learned to be quicker on rehabs. You can't turn an old house into a million dollar home. Nothing is square or level plan on it.

Tax lien now tax deed property purchased in 2015. This is a SFR

What made you interested in investing in this type of deal?

No one else would buy the property, but I decided it was a great deal.

How did you finance this deal?

This deal was a cash buy.

Lessons learned? Challenges?

Challenges were getting water ran to the house which cost $8000. It also took 7 months to be completed. Long story behind that one.
