Hello All,

I have primarily been using Highland Cabinets for my flips and they have been great, however they only have 2 cabinet lines, a few colors, and a few door styles.  I have a customer that is looking for more than that.

Can anyone recommend a non-public, contractor cabinet supplier that they like that won't break the bank.  Not looking for luxury quality, more like mid-grade.  Thanks in advance.

Hello All. I am looking for a reputable contractor for Westminster 80021 to finish an unfinished basement that is roughly 825 sq ft on a flip I just started. It's a blank canvas and will need a bathroom, bedroom, living space, and 1 egress window. If anyone has anyone they recommend, pls send my way. Thanks.

We have a duplex available for sale in Toledo and it has been a solid cashflowing property.  It is currently vacant and it has been relatively easy to rent with less that 5% vacancy. The upper unit was just repainted and all new flooring except bathroom (mixture of LVP and carpet).  Lower unit has new carpet in bedrooms and LVP in dining room.  Asking price is 115k.  Rents were total of $1520.  3835 Matlack Ave 43613

Tenant law varies by county and in even by city. I would be weary of Boulder, city laws favor the tenant and more regulation is on the way.

Hi there,

We have several doors in the Midwest and TX. We also have a SFH in Boulder that we rent. The Denver market is FINALLY starting to make sense for us to utilize the BRRR strategy and to take on some flips. We're looking for a contractor who is experienced with this type of rehab. We have great subs that we use for our personal use and for our Boulder property but we're looking to expand our network as we take on more projects. Would appreciate any referrals from the community. Thank you!

Ryan and Taylor are 100% correct. What is your long term goal? We say the holy grail is finding a property with cash flow and appreciation! Our Boulder property would never hit the 1% rule but we have almost $900k in equity. (I know we should do something with it!) We've invested in OH for cash flow only (2% rule) and invested in Houston for cash flow and appreciation. We invest only in areas where we lived or knew the market very well due to family in the area that could make recommendation re: contractors, etc. We both have demanding jobs and use property managers for OH and TX to make our life easy but either could work for short term rentals. If you do decide to go for short term rental it is imperative to understand local laws especially in areas like Denver and Boulder which have very stringent short term rental laws. You're asking the right questions. Good luck!
