New landlord wants to know what utilities he should opt to pay for, if any at all. I have seen it go either way. Tenant pays ALL utilities, or Landlord pays water and sewer. Thanks in advance for any help!!

The 2 realtors I am working with are telling me that this is a good deal for the area. I am not so sure. Here are the details:

3BR 1/0 row in a good section of Norristown, PA. IMO the entire area is in a growth phase. The place is in GREAT shape. Is tenant occupied, and they pay ALL utilities. Seller is asking 73,000. I was going to offer 65,000. Could be appraised for 85,000-90,000 easily. This property has only been on the market for 18 days. Market rent for a 3BR on this particular block around 950/mo. 2008 taxes were 2225. Will be financed using a LOC @3.99%. Hope I have given enough info for the board to consider.

Thanks in advance!!!!!!!
