Hello, Big pocketers - I'm new to BP and Real estate investing. I'm from the SF bay area. I purchased my primary home 9 years ago and I think I'm ready to try REI.

I love to connect the members and join meetups (once COVID settles down).
Meantime, listening to the BP podcasts and reading lots of blogs.

Lately, I am interested in multi-family investing and trying to explore the areas around. I am a huge DIYer and so far

  • - Laid the vinyl flooring 1500sqft
  • - Installed Recess lights (40 lights)
  • - Built a retaining wall (35ft)
  • - Built a pergola from ground up
  • - Interior paint (appro 2500 sqft)
  • - Built a wooden board-on-board fence (75ft)

also, a software engineer (nerd 😊)
I am 38yrs old and have some milage to do DIY to buy a partially run-down property and upgrade it.

Looking forward to learning new things from the members and seek advice.

I am purchasing a property in Rent controlled city (SF) and like to find out the following from the community,

  1. - Can I put a hard request to vacate the tenants if they are on month-to-month? Can the seller show this as a reason to vacate them?
  2. - Can I increase the rent according to the market rate? It has a max of 1.9% for a year.
  3. - As a new owner, can I prepare a new lease with a market rate after the purchase?
