@Emily Ellis You can absolutely wholesale in NY & NYC as of this writing. New York State as a market is a monolith the tactics buyers and deal velocity foreach area is very different as are the investment strategies in each area. Tread lightly there as NY/NYC is a market for seasoned investors so you need to be able to see some of the schemes the buyers (and agents) will try to pull on you early on (too many to list). Great news is when you get a deal there the spread is usually solid, bad news is many of the traditional marketing tactics don't work very well (at least in NYC where you cant cold call, PPC & PPL is really expensive and I don't know anyone who does well with direct mail).

Hey Vaughn, which closing attorneys do you use I have two deals in Elmira New york. One with a buyer in place already.

Send me a PM, I have a atty for you.

Quote from @Leah Lowe:

Hey Guys a friend came to me for Help in regards to selling their home ( for sale by owner). She doesnt have a set price of sale just wants the house sold. We have already agreed on a set wholesale fee. Here are the Number Mortgage is 170,000. The last comp from down the street from 06/2024 is 412,000 ( same sq ft bathroom bedrooms). After using the calculator the offer price was around 260k. The house does need cosmetic repairs but has great curb appeal. My only issue is the owner doesnt want to share pictures of the inside of the home due to their own personal feelings about how the house " looks" wants to sell as is inlcuding leaving everything in the house. I need advice on how to market a house site unseen. Thankssss

You can make a sign unseen offer...just offer the land value.

Hello investors, I’m new to wholesaling and was wondering if someone could hook me up with a contract outline that is legal for Rochester use, I know the laws are a little iffy and have been having a hard time finding a valid mock up to work off, also any attorney recommendations?

If you need, I have a good atty and title company for upstate NY, PM me for info.

Quote from @Jay Hinrichs:

OK folks I have real world experience at this.  This morning I went to wire in funds for my clients to buy a property in SC.

And because it was an assignment contract to ME as the buyer.. I got a call from title company and their attorney instructed them that

they can NO longer close deals that are from assignments.. or do double closes..  The assignor must buy the property themself. And then re market it they cant have a buyer lined up ahead of time.. as that on its face means they have marketed the property.

So read em weep wholesalers assignors.. but I am going to provide ulra short term funding for X wholesalers were we will do JV deals and they can still do what they do.. obviously its going to cost.. so wholesalers with limited profits wont be worth it..

Or X wholesalers in SC simply have to get a RE license and get in the business that way .  or simply do not operate in that state.

What is the best way to find a phone number or email address of a property owner if you have the property address and their potential name?

I understand you have to pay to get results but have yet to find a good site to do so.

Hello, any advice or direction is appreciated on the best way to reach out to potential offmarket sellers.

Thank you,

BS

I'm new to the wholesaling industry and eager to connect with others in the field. I've recently started a small business, Alpine Property Rentals LLC, focusing on wholesaling and acquiring single-family homes for rental purposes. I'm looking for resources to learn more about these areas and would appreciate any advice or recommendations. Thank you

You started a LLC? Thats a huge accomplishment, it not like anyone with $150 and an internet connection can do that.

Quote from @Tim J.:
I have a few properties in VT held in LLCs.  Looking at a property in NY.  Creating an LLC in NY is a hassle - all sorts of nonsense about publishing in newspapers for 6 weeks, etc.

I tried to research what it would take to own and operate a rental property in NY with a different state LLC.  I discovered inconsistent answers.

NY state website has a broken link to an opinion about what constitutes "doing business" in the state.

It is not clear to me if owning a property and leasing it to others constitutes "doing business"  - in some cases it does not.

Does an LLC from another state have to register as a foreign entity in NY to own and rent residences?

Has anyone gotten an answer to that from an attorney or NY state govt?

Hire someone to create LLCs for you. I use Nuco filings. One hour turnaround. You can PM for intro.
