Yes I have looked at a few smaller properties like5-10 units where I would have had to pay for the utilities, and that's a deal breaker for me so I passed on them. I agree people always amaze me, heat or AC on and have a window open. Simply crazy.

Who actively is invested in Apartments in Indianapolis? Or who has some knowledge on the multi units there? Im currently investing in SFR in Indy and want to step up my game to the bigger properties. Im looking for any insight I can get. Im just looking for some 1st hand knowledge that I can learn.

Great point, I've always said the same myself. Professionals in their field just don't have the time. You have got to find your crew you trust. Its all about time for sure.

Wanted to get some of your investor opinions on this.

Both have their pros & cons.

The turnkey can be financed where as the fixer more often than not has to be done with all cash. Now the cash on cash return will be greater when you are into the home far less than what it would have cost turnkey. Doing the leg work and going through the grind does have its pluses, but so does being able to leverage your $$ and have the tenant pay your mortgage. Now most of the time when you do the work you will be sitting on a good bit of equity.

On the other hand I do want to point out- that a lot of people when financing a turnkey, they don't take into account that the tenant is actually paying for their equity/paying down the loan. That also is a prime example of OPM(other peoples money).

Like I said I'd like to hear all of your thoughts on this, which one do you all like & why? Everyone will be different.

I find for the most part to be in the ball park, sometimes the info is just off. But all in all it is just another resource

Get the report if you can. At the same time I take it this has no recourse. There for worse case even if it goes south, you are only out 2,000 for repairs and your credit score is un touched. Just went to a thing at SJREI meeting this month where a guy talked about this. He would then sell the home as a lease option to a tenant that would pay you a nice chunk up front. They are then responsible for repairs and maintenance going forward. Just a thought.
