@Brian K. Hey Brian, just wanted to see if you had any updates on how your rental is going since it is now July and the induction ceremony is a few weeks away.

@Kristofor Rahmas Got it. Makes sense. What were some of the basic details of the deal?

Hi everyone!  I have come across an off market deal in Cobleskill NY.  I grew up in the area so i know its a very rural sleepy college town.  As a result, I can't find a lot of information to help me with my due diligence research.  My main concern is vacancy which is around 17%.  I would like to avoid using it as a college rental as I don't plan to be in this area too long and don't want to deal with turn over year after year.  I am not completely against it tho as Cooperstown isn't far away and it could be a potential lucrative summer AirBnB option for all the people that travel there for baseball.

All the numbers look good however my main concern is vacancy.  If any Albany, Schenectady or Oneonta investors are familiar with the Cobleskill market, please give me some insight.  This would be my first deal and i just don't want to make a stupid decision I'll regret.

Did you decide to pursue this deal?

Awesome, man! Are you around this area or doing long distance investing?

I am out of state. Still trying to build my team and network as I go. It's a little bit of a challenge being 5 hours behind and the whole process has been quite the learning experience! It's addicting, I've caught the itch and want to keep going.

They usually have a speaker talk about a given topic for about an hour and then the rest of the time is open for networking amongst the group. This month's speaker is a lawyer who will be talking about asset protection, etc.

I’m going to follow this discussion because I am very interested in any response/information that is provided on the Cooperstown baseball rental market.

@David MacClintock, would you please message me the link to your AirBnB listing. I want to check it out and pick your brain a bit.

Congratulations on your first investment property! It’s always great and inspiring to read these posts since I’m working on my first one as well. Great explanation of the escalation clause, thanks for that! Keep us updated how it works out.

I like the sound of your plan. I have similar interests, but for a different industry. Best of luck on your real estate investing journey!

Hey @Brian K., I just wanted to bump this post up and see if you have any updates on how the rental is doing.
