 On where?  I would love to read but I think the link is missing.   I am not specifically looking Airbnb or other short term rental arbitrage.  However there are similarities in what I am currently doing and is working spectacularly which is why I posted here, but would ultimately repurpose the document.  


 Use the search function. There are many postings on this topic. Could keep you reading for awhile.

 You said read on here.  I thought you meant a specific article/post vs a general search.  yes there are a variety of opinions on the forums.  I can also read how it is a good idea so the general comment is not super helpful and unrelated to my OP

If an owner is that easily swayed, you could probably just sell the idea verbally.


 Its more of a leave behind, or landing page material, but thank you

Investment Info:

Single-family residence fix & flip investment in Albany.

Purchase price: $96,000
Cash invested: $50,000
Sale price: $170,545

This one got a little harry trying to sell at the start of a pandemic, but we got there! First buyer fell through at the last minute as banks were shutting down. Had to drop the price as we did not want to hold it long as the pandemic was starting. Ended up close to a break even, thinking the market would end up getting flooded with properties at the time before all the moratoriums were put in place. Hind site is 20/20

This one came from out realtor

Hard money

Cosmetic updates

This one took a little longer than expected running into foundation issues and with a pandemic and all, but it turned out to be a great success.

What made you interested in investing in this type of deal?

Willing to purchase any deal that makes sense and partners with those looking to learn and grow their business

How did you find this deal and how did you negotiate it?

This deal was actually found on the MLS with a motivated seller. Buyers were scarce in the beginning of the pandemic.

How did you finance this deal?

All Cash

How did you add value to the deal?

All of the standard cosmetic updates, along with foundation improvements.

What was the outcome?

A solid win

Lessons learned? Challenges?
