Robert, first off, welcome. Our interests, as well as our locations, seem similar. I am also looking towards OOS rentals, and I like your line about "trying to read and absorb" because that's what I'm currently immersed in as well.

Welcome to BP Jason. I'm very new myself looking more towards buy and hold rentals, but I'm always curious to learn, so I'd be interested in hearing how the foray into wholesaling goes for you. I'm in Escondido so pretty close.

Welcome Taylor. I'm new myself with less experience with REI than you. I would definitely defer to the veteran investors here on your situation, but I do like the advice of finding a good loan officer/financial advisor to run your options by. I tend to be analytical, so creating a chart that compares the different options on things like how much capital they generate, interest rates, long term implications (selling vs refi vs helocs), etc. You could also consider partnering on your first few deals.
