Hello all, I am a real estate investor licensed real estate agent listing my first property for someone else. The seller bought the property sight unseen only 1 month ago and is already trying to sell for what he paid for it. The reason being, the entire basement was full of dog crap! He cleaned out the physical matter, but the entire house stinks!

He now just wants to sell, but is set on the price starting at what he paid for it, which was already too high even if there was no feces or smell. But the smell on top of it will be impossible, imo.

What are thoughts on how to proceed? I have not yet listed, but immediately I will get negative feedback for the price and I also feel I need to disclose about the smell; it could seriously cause sickness!

@Ben Zimmerman hey been, yes I know. Poor management on my side. I've had my hands full and that's when cards start to fall. I intend to line up a PM.

Regarding the tenants, I wouldn't say they have been the greatest of tenants. I will give them an option to leave and stay / pay a discounted rent from June to now, but they also want money for all their stuff, including "hats and Gucci that hasn't even been worn yet"...

@James Mc Ree well, at the moment I can't even get the tenants to reply to my phonecalls. I think the inevitable is to get them out and start fresh once all the work is completed.

@Rick Baggenstoss all in fees of only $500? Seems extremely cheap. I am still trying to make contact with an attorney but no luck so far.

Regarding the carpet, it was already installed prior to me purchasing. I intend to paint the cement this time around.
