Thanks for all the responses as I was just verifying with others that my thought process wasn't off-base. Appreciate it!

I am still in the analysis paralysis mode and have identified a few markets that look pretty interesting to me. Then I look and see that the violent and property crime rates are pretty high. Should someone stay away from cities with high crime rates or just figure out where the crime rates are not as bad within a city? Maybe I am worrying about something I shouldn't be. I have found an interesting correlation with lower crime rates seem to have higher median average home prices. Is this something others see pretty consistently or is my data gathering giving me a false impression? Some of the markets I am referring to are: Springfield, MO, Knoxville, TN, Chattanooga, TN, Kansas City, MO & Warner Robbins, GA. Any advice on one or some of these markets would be greatly appreciated. Thanks in advance.

Quote from @Jon Martin:

Seems like an odd pair of cities to ask about in the same sentence. The appeal of Branson is self explanatory but what would your angle be in Dubuque? University and medical professionals? Seems like it's got some random quirky cool stuff that attracts some visitors regional but nowhere near what Branson does.

I would agree that is an odd pair! Was initially looking at one dedicated vacation market (Branson) and one market where if STR didn't work out it would still work for a LTR. Anyhow that was my thought on the two very different markets. I am now thinking of just trying Branson and will see how that goes! Thanks.

Quote from @Valerie Budd:

I now live and have been a STR property manager in the Branson area since 2005.

Free to reach out to me as I know what areas are great for investments at this time.  I am not an agent as we focus 100% on our owners and guests.

I am currently talking with an agent and they are telling me I have to get into a condo for anything $300K and under. I really am not sure about having a condo because I don't like the fact that they can raise their fees but maybe I am overthinking that. What are your thoughts on condo's vs. single family? What areas should I stay away from? Thanks in advance for any pointers!

I am currently in the BPs STR course and getting pretty amped up about starting one after they teach me all the ins & outs of the business. I am looking at starting a STR in either the Branson, Missouri and/or Dubuque, Iowa areas. I am interested in any advice or Pros & Cons from investors for either of those areas? Also wondering if anyone would recommend a great agent in either of those areas? Thanks in advance for any responses I receive!

I have already read Avery's book which is what got me thinking about getting a STR. I appreciate all the advice and will be upgrading my membership back to PRO so I can join the bootcamp coming up. Thanks.

Getting ready to start looking seriously at buying a STR. Does anyone have any advice on a good education company. Currently looking at Vodyssey or Short Term Rental Wealth with Bill Faeth. Any information on either of these or any other recommendations would be greatly appreciated. Thanks.

When doing market analysis where are some good places to find wage and rental rate trends? I have found everything else I am interested in researching like job growth, population growth, appreciation etc. but haven't been able to find a good place for the wage and rental rate trends. Any help would be greatly appreciated. Thanks.

I didn’t find RTR very responsive either and have been under contract for 4 months and still waiting on permits. RTR connects you with local professionals then it’s completely hands off from there. I will say the people they connected me with have been super responsive except for the first builder who never called me back. Realtor has been amazing. First deal I have done with RTR and get the feeling this is their business model. I have asked RTR several questions and they have responded but definitely wait on the investor to reach out. I get the feeling they do all their work up front then turn the process over. Waiting for this build to be completed before I make my decision to work with them again or not. Hopefully your build starts soon. Good Luck!
