Thank you, yes the market is on fire, but it only takes one at this point.  The good news is we're not in a position of having to find a property now, so we can take our time to find the right fit.

Thanks for the tips, what kind of return did you see from the mailer?  Did you write a letter introducing yourself or was it more of an advertisement piece?

Good afternoon,

It's time to take action!  I have positioned myself financially and found a business partner that I trust.  Now we are ready to start our marketing campaign to find an ideal property.  We're looking for a multi family property with 4-10 units that will give us >15% CoCROI.  Most likely closer to the four units because of our capital restrictions.  I was hoping to start a discussion about direct mailers and wanted advice from people that have had success with them.  Did you write a letter introducing yourself?  What kind of content did you include in the mailer? Did you purchase from listsource.com?  Any advice would be helpful.
