@Tanner Marsey sounds like you're speaking from experience! There's definitely a science to it that should be honed and perfected as much as realistically possible. I see you're more of a landlord investor...passive cash flowing properties isn't a bad idea, either. That's what I love about real estate. It's so wide and deep you can find your place anywhere you like and be successful in it.

How 'hard and fast' do you stick to/around the 70% ARV rule for fix and flipping a property?
