@J Scott, makes sense to me! We need to use some safe standards for fixing and flipping across the board for this strategy but ultimately I'm finding more and more is you also just have to find what works for you in your market(s). The math is going to be the math, regardless. Thank you for sharing.

@Spenser Harding thanks for that info. stories like these help me get a feel of potentialities and extra things I should be mindful of. purchasing @ $49k w/ offers @ $57k seems like it was a good move. as the cliche goes, you make money when you buy, not when you sell which sounds like is a sufficient contributing factor to why although you were $25k over in repairs you still came out on top of course with the ARV increasing, also. Congratulations!
