Rehab is close to starting, just need to finish.

Organic facebook lead.

How did you add value to the deal?

finished the rehab and fixed a few... inexperienced errors the previous owner had made.

Lessons learned? Challenges?

LPV does not go anywhere there is water OR on stairs.

Sun to is cool for flips, and when you find good contractors, you take damn good care of them!

Yeah, under contract at 55k, assigned for 70k. Arv is 145k. Plenty of meat left for the buyer 😁

so this project was nearly done on the remodel when I picked it up. Needed new windows, finish the floors in the bathroom and kitchen, and some mouldings. and... that's about it!

Lived there for a few months to offset some costs since it was my first purchase.

With the student loans, I saw an opportunity and took it since I have the GI Bill to cover school costs.

@Yasir Einaudi rookie mistakes. Partnered with a "recommended" contractor as my project manager to try and save on costs. As soon as I gave him the first 6k draw (did not do line item bids on this deal...), his guys were never at the project, but out at other jobs he could afford to take on now. 

Profitable... in the end I netted roughly 6k. Should have been a 25-30k spread with the original 8 week timeline for rehab.

7 months from start to finish, 3 days on the market. Live and learn!
