Thank you all for the suggestions! I did not realize how many good home remedy options there are, but I certainly won't be cleaning this myself :) 

@Matt K. I agree with your advice, I'll give him a a chance to clean it within a time window and contact someone to clean it if needed. Thanks!

I had a small section of concrete pathway that was damaged in my back yard and I hired a contractor through HomeAdvisor to replace it. While the mixing truck was in my driveway it left thick black oil stains the entire length of the driveway all the way to my back yard (my garage is detached and behind my house) 

I’ve contacted the contractor who said he needs to reach out to his crew, but I’’m not sure what options I have in the meantime. It ‘s like I traded one eyesore for another.  If this could possibly be cleaned I’d be open to it, but I’m curious what recourse I might have or what actions I should be taking?

@Dawn Anastasi Thank you! I was surprised to learn of that difference as well, but fortunately Fidelity National pointed me in the right direction. Also I received a few reccomendations for solid attorneys in the area as well which was nice. 

We’ve had to figure a few of these things out along the way as my wife is a broker here so we chose to avoid representation from a broker in NC since we did all the legwork to find the property and set up the showing. The contract was very similar except the surprising and odd due diligence fee that was added in 2011. All that said we’re under contract and excited to move forward.

Is it just me, or does it seem like @Account Closed for getting started in real estate, even if some people don't agree with the method. No doubt there will be expenses over time and you'll want to budget for that, but thank you for sharing your experience and congratulations. I listen to Clayton's show and I appreciate that it has moved away from being a sales pitch every episode to more of an inspirational show on getting started and helpful tips, whether you use his company or not.

Thanks for calling me out :) Your logic is sound and I suppose a big factor is my comfortability with long term growth vs. the immediate cash flow. Any good investment can be a long game and cities like Denver historically have been solid. My aim now is to make the biggest bang for my buck, but I won't count any area out just yet. Thanks!

At that price point a duplex the Denver Metro Area is going to be tough, even for SFR. Also the market is very competitive so be warned that 10% down may not be as attractive to a seller looking at multiple offers. If you get a good broker they can help you strategize on making your offer as best as possible. It's not impossible to find a single family in your range, but houses under 300 tend to go in a matter of days. Cities like Aurora, Westminster, and Northglenn may be some of your best bets close to the city, but even then you may want to plan on a fixer upper. Best of luck!
