@Joe Alford as a investor in Real estate he would be crazy but if he just owns the house and needs it for family...i see nothing wrong with that....i see people saying well why dont he just buy another house to put her in.... I say who would want to inquire more debt that later on in life when one is preparing for retirement....

@Kealoha Pilares, the are of interest is a place my wife grew up in...most of area is hard working shipyard men and women with honorable professions. Crime rate is as low than any other are in a 100mile radius. So for the house has a tent for a solid 5+ years and never late on rent and one apartment 2+years never late.... Other apartment vacant but i have a teant in line to move in after deal is complete.

Are you assuming I have a eye for trash areas?

Is there anything that I am missing that I should be aware of when it comes to financial situations like this I know that I need to budget in for repairs and upgrades but is there any other information such as cost-wise that I should be concerned about?

Morgan City Louisiana 70380

Total cost = $64,000

Down payment = 25% - $16,000

Annual taxes approximately $850 a year

House insurance=

Closing costs=

Appraisal=

House is renting for $650 a month

Apartment 1 is renting for $450 a month

Apartment2 is vacant

Total amount of rent right now is $1,100 a month

I'm hoping to get $700 a month for house For apartment 1 and 2 $525 a month for a total of $1,750 a month

As of now the repairs are unknown from what I understand it is turnkey
