A recent storm caused some inside damage to my rental property.  The root cause is a leak in the roof.  I know that I am responsible for the roof.  As far as damage inside to furniture and such, is that my responsibility too or is that the tenants?  I assume that's what renters insurance is for but I'm not sure where the line is drawn. Any advice?  Thanks.

Another landlord mentioned to me that they require their renter to carry liability insurance and not just renters insurance.  Does anyone else do this?  What's the difference in the two policies? Thanks!

James King Yeah, I've been monitoring HAR but I'm also working with a Realtor and on a bunch of wholesaler mailing lists. I'm trying to stay in the Clear Lake area to start with. Otherwise I'd have a lot more options.

I've been looking in League City and the surrounding area for about 2 months.  Stuff is selling fast.  I've missed out on a couple of deals because they had already stopped accepting offers (2 days after listing).  And 2 because they didn't accept my offer (which were both above asking price).

I know real estate investing is a good plan but I've let fear keep me from getting started.  I just underwent a substantial pay cut at work and it has shown me that it's time to take action.  I need to start investing.  Guess I'm just looking for a little encouragement to jump in and get started.

Thanks for the warning.  I get lots of emails everyday from Houston wholesalers. I'll be sure to do some research.
