DTI, liquid reserves, FICO, 2 years historical tax returns of consistent income I would say.
Not sure, she could probably sign as trustee of the trust if the trust is the borrower.

Hello!  We are looking for an electrician for some work in Brooklyn Center, MN.


Would appreciate any references - need a small job completed asap as well as to take a bid in the same house for some more extensive re-wiring.

Nice!! I just sat for CFA Level III  (Hopefully it's over).   Let me tell you that is one demanding test.... It pretty much ate up my social live with the full time job every spring.  I am just now looking to buy my first duplex.

If I were in your shoes, knowing what I know now, I would buy an owner occupied duplex before study season begins at FHA 3.5% down and then pay low rent and learn about being a landlord through your house hack during your three years of CFA studying (maybe 2 if you're taking level 1 in December).

Then you'll be able to learn... and save some cash.. and learn... and when CFA Exams are over you could jump into something on a larger scale.

I'm looking at FHA loans for a duplex at 3.5% down and hoping to generate positive cash flow assuming I "pay" market rent also. Maybe the purchase price is too high if 30% is what you need to put down for positive cash flow ?

Chris Grenzig yep but private baking so we do the small investor commercial loans as well as large consumer loans, all held in the portfolio. Thanks for the welcome, very excited to follow the forums and definitely will have some questions :)
