Timothy Maloney, thank you very much for the advice.  I was hoping for that answer.

I own 3 parcels debt free and am wanting to develop them with as little out of pocket as possible. Any suggestions on using a commercial loan vs. Line of credit vs. Mortgage. Business credit is not seasoned and I would like to keep it off of my personal credit due to debt to income ratio. Any insight would be appreciated.

Michelle. Sorry, I don't think you understand my question. Sounds like you've had some bad experiencs.If I can sell it within a reasonable time frame and my fee us smaller than a realtor, there is benefit to both. I'm looking for people who have ideas and strategies on this one.

I have searched and haven't seen this specific question asked. I am getting motivated seller in my area but most of theproperties do not need repairs and thus the owners want close to retail price. The market in Tampa is hot so does anyone have experience with putting a house under contract with a longer close date and trying to flip it to a retail buyer? State law requires that I have an equitable interest so earnest money will go into escrow as usual. Trying to find outlets for these and profit. Thanks for the help.

I do the same as you except I skip the trip to the courthouse. It's easier and in the budget to just mail to all of them with property. I try exclude any with a surviving spouse in the residence but I am not convinced that is a good idea.

We are searching by name since property details are not available in the records, except at the courthouse. We don't know if there is property involved until we perform the search.

The appraiser site auto populates w names as soon as you start typing
