Hello all. 

My mother currently has a condo as a rental property with a 7% interest rate from 10-11 years ago. Currently she is in the process ofrefinancing but is not sure about refinancing for 30 years or 15 years, both fixed rates. 30 years at 4% and 15 years at 3.5%. The cash flow from the 30 year would be better but obviously the 15 years it would get paid off faster. Not sure on what to advice her. She also has 30k from down payment in the property. Should she take that money out as well with the refinance?

@Marlen Weber I'll definitely look into DFW if and when I start doing out of state investing. I've heard that area is booming.

Hi everyone. I am looking at getting into a househack in the Norfolk area in about 6 months. I've seen townhomes much cheaper than SFH or multifamily. Can you please advice on the pros and cons to townhomes?

Hello all,

I am thinking about co-signing a refinance on a condo for my mom which she rents out and has tenants. The current loan is at 7% and it cash flows $100. 

How would this affect me when purchasing a property of my own in the next 6-7 months? Is this a good or bad idea? 

Please advice on all pros and cons.

Knowing now that the market is great for house hacking in this area is very motivating. 

To be honest, I'd rather get into duplex, triplex, or 4-plex because of the livings space but if the better deal is in SFH then I'm all for it.

Like you all mentioned, I will reach out to some realtors and start inquiring about what is available. Any recommendations would be very much appreciated!

Hello all! I'm active duty military moving to Virginia around May next year (2021). I have no experience in real estate investing. I would like to start with house hacking but any advice would be great! Should I look into turnkey duplex or SFH and rent out the rooms? Or should I buy a fixer upper and flip it? I'm am trying to learn the market in this area as I am stationed out of country at this time.

Any advice on where to start would be helpful! Thank you all for your time.
