What are the A to Z steps in starting up a wholesale business?

Its complicated. The home was super old but still had and has good Bones. My mom is all alone now that all her kids have moved out. She is very stubborn and really whats something she can call her own. So we talk about with few of the siblings and decide that the best thing to do is sell her house and move her out of that bad area she was in. So I got a loan so we can get started on get her house remodel. We had a budget of 25k but we went over 13k. I would love to use her money to compound it and buy another home just like my moms house where it need some work. Now that I have my moms house as experience I know that this is what I want to do. But this time I want to follow the BRRRR method. But this is not my money It's her money. We are looking for homes but they to expensive. I had a way to look for preforclosures at the court house but now that they are close im stuck. I ideally we would love for my mom to live and one of our homes but she needs her own space We have thrown the idea of making her a mother in law suite the back. But we have not check the zoning code if it doable. Thats why I thought maybe building her a home where she never has to worry about old plumbing or electrical or foundation problem. One more thing my mom does not work anymore and most of her siblings help monthly to pay for her rent and for her to have a little extra. What should I do now?

Need help on what i should do with about 115k we got for selling my moms house. I'm not sure if i should build her a small little house or find her a forever home? If it was my money i would buy a neglected house that need a lot of work but with the bones of the house been in good shape and do the BRRRR method.

This is what i pulled up from zillow its a single family home that contains 1,703 sq ft and was built in 1910. It contains 5 bedrooms and 1 bathroom. This home last sold for $66,000 in November 1998. The Zestimate for this house is $150,502, which has increased by $2,402 in the last 30 days. The Rent Zestimate for this home is $1,125/mo, which has decreased by $75/mo in the last 30 days.

I dont know where they get this info from because it does not have 5 bed it has two beds downstairs and one bed up stairs. We did get this home in 1998 and we somehow worked a deal to refi it from the person that owned the home to lower the rate.

@Jaron Walling she has own the home on her name for almost 10 years before my sister had it on her name. She cant do any of the refi or HELOC because she does not work. She is so stubborn that she wont move out even if we tell her it for her best. She loves her garden.

@Jason Martinez  that is a great idea to make a building an ADU in the back. She does have a detached garage in the back that is falling apart that could be used if we can get so money to fix it up. Like i told Jaron she is not able to pull out any equity or do any HELOC because she does not work.

I have not done any research but is it possible for one her kids to either take over the loan or be on it, so we can do the Heloc?

Well if there is any more advice or tips i can do to help my mom out please let me know. thank you

Quick intro on what's going on. My mom is single and leaving by herself an a 4 bed 1 bath two story home and does not want to leave her home or sell it, because that's the only thing she has in her name. My mom is getting older and does not work, so some of her kids are the ones helping to make the payments every month.  Good note is that the house is almost paid off by july 2022, I don't think the house is worth what she would pay at the end when it's all said and done. The home is in a lower class area of Yakima WA. So my question is what can i do to help, some ideas i though where to buy it off her and start renting out for more, but she does not want to move. Any help would be most appreciated.
