Post: Deciding on Tenant

Hello, I need help making a decision. This tenant has good credit above 600, good background and everything except income does not exceed rent by three times. Monthly income is around 7800 and rent payment is 3200 a month. That is about 40% of income a month going towards rent. I don't know whether to rent to them or look for another tenant. Also these numbers are net, not sure how it is for gross income. Thank you for your responses.

I have a quick question. When screening prospective tenants we look for an income at least 3x the rent amount. So for example if we charge 4k for a house that means they have to make at least 12k to qualify. Now my question, 12k income is that gross or net income? Having a hard time calculating how much they can afford from the gross amount.

Hi guys, I'm doing research right now on how much rent I can charge for a brand new unit that includes 4 bedroom two full bathroom (Unit is still under construction). The unit has no washer or dryer machine and is located in south Los Angeles. There is no parking in the unit but has plenty of street parking. Looks like rent is coming down a bit with some units renting for 3k a month for a 4 bedroom around the area. Any landlords in the area on how much rent I can charge to get the most money possible ? Appreciate the responses!

Hi guys, a unique situation here and need help on how to market to tenants. So the property was originally a 3 bed and two bath single family home. We created a 4 bed two bathroom attached ADU to the garage and also added an extra room and family room to our existing single family home. So now our single family home is a 4 bedroom and two bath home. I for sure know I can market the 4 bed 2 bath on apartments.com, zillow or through other strategies. Now can I also market my single family home to rent because my idea is to split my single family home in half essentially creating another unit (1 bedroom 1 bathroom). I will live in the two bed one bath home while splitting the house in half and using the family room as a kitchen and living room for the new unit. We cannot do this based on the permits but can I still be able to rent it without any consequences or problems. In a nutshell can I rent out the single unit that will be attached to my single family home on online platforms?

Hi friends, I am working on creating a lease through apartments.com and other rental property management companies online. I also have downloaded a sample lease agreement that came with the purchase of Brandon and Heather Turners book "Managing Rental properties". Hi fellow real estate lovers! I need help figuring out whats the best way to collect rent in 2023. My 4 bedroom apartment unit is going to be complete in about 4 months and I want to know whats the best way to manage income in a way that I do not have to chase the tenant around? Hello fellow real estate friends. I need help and guidance, at the moment I'm running a project in Los Angeles to build an ADU. We are short 200k for the project and cannot use HELOC anymore due to a previous cash out refinance 6 months ago so our equity is low. Can anyone share any tips on how to get 200k loan to complete the project without using our homes equity since it's very low now.

Can I have a mortgage owner as a co signer? For instance my father has a 3 bedroom home he is currently paying for, is it possible for him to co-sign me on a duplex property ?

I want to buy my first investment. How do I get the bank to approve me for a home of approximately 500,000 when I only make 40,000 a year? No debt, no liabilities at the moment .
